What should go into a variance application?

A useful starting package identifies the owner and project, the applicable code edition and provision, the proposed alternative, why it is requested, and the supporting drawings or reports. The technical evidence must address the performance of the proposal; an administrative completeness check cannot establish that performance. Confirm the exact form and requirements with the authority having jurisdiction.

Start with identity and the exact rule

Record the property address, owner or authorized agent, project description and current code edition. Identify the acceptable solution or other provision you propose to vary. A broad label such as fire safety is not enough for a reviewer to know which requirement is being replaced.

Use the form and submission instructions of your authority. Calgary's guide is a useful worked reference for its own jurisdiction, but it should not be treated as a province-wide filing template. If the project is outside Calgary, check the local process before copying its fields.

For Calgary specifically, the guide says the request must be tied to a building permit application before a variance number can be issued. A discussion with the Safety Codes Officer can happen earlier. Other authorities may handle intake differently.

  • Property and permit identifiers where required
  • Owner and agent contact details
  • Code edition and precise provision
  • Brief description of the proposed alternative

Separate the explanation from the proof

The request should explain why the alternative is proposed and how it is intended to meet the relevant objectives and functions. The supporting evidence is a different part of the package: it may include drawings, calculations, test reports, specifications or a professional analysis, depending on the case.

Calgary's guide asks applicants to name and date attachments and summarize the outcome of supporting reports. If a registered professional is required for the project, the relevant supporting documents may need the professional's stamp and seal. Confirm the actual sign-off requirement for your project rather than assuming one role always applies.

Check the package before submission

Use this as an organizing checklist, not as official acceptance criteria. Confirm the owner or agent's authorization, the current form, the code references, attachment names and revisions, required professional involvement, and the destination for submission. Resolve missing or contradictory project details with the people who prepared them.

Orcvix can help assemble the draft and flag administrative gaps within its configured Alberta jurisdictions. Its indexed code set is limited, some attributions await advisor review, and it does not write or validate the professional's technical evidence. The authority and responsible professionals retain their respective decisions.

  • Confirm the local authority and current form
  • Confirm each cited provision and attachment revision
  • Name the responsible professionals where required
  • Review the final package before anyone signs or submits it
